Is Interest Expense Part of Cash Flow?

 Finance costs should NOT be included as an explicit cash flow in the analysis.

Finance costs include:

•   cost of debt (interest expense), 
•   cost of equity (dividends)

Finance costs are included in the required rate of return (discount rate) used to evaluate the project.
